Understanding Airbnb Refunds After Check-In: How the Money Actually Moves
Learn how Airbnb processes refunds after a guest has checked in, the difference between Resolution Center refunds and automatic payout deductions, and how each option affects your payouts and cash flow.
Overview
If a guest has already checked in and a problem occurs—such as a broken amenity, a missing feature, or another service issue—you may decide to issue a full or partial refund.
Because you've already received the payout for the reservation, Airbnb must recover those funds in one of two ways. Understanding how each refund method works helps you avoid unexpected payout deductions and makes reconciliation much easier.
How Airbnb Handles Refunds After Check-In
Once a reservation has started, Airbnb offers two different refund paths, and each impacts your finances differently.

Airbnb states that if you agree to a refund without sending money through the Resolution Center, your future payouts will be adjusted to recover the refunded amount. If you instead reimburse the guest through the Resolution Center, your future payouts remain unaffected.
Option 1: Send Money Through the Resolution Center
This is the host-initiated refund option and is the only method available for sending money to a guest after check-in.
How to Send a Refund- Open the Resolution Center.
- Select Send Money.
- Choose the guest's reservation.
- Select the reason for the refund.
- Enter the refund amount.
- Add an optional message to the guest.
- Choose your payment method.
- Confirm the payment.
What Happens Behind the Scenes
Airbnb charges the payment method you select during the transaction.
This is a new payment, not a deduction from the payout you've already received.
After the payment is sent:
- Airbnb immediately notifies the guest.
- The refund is typically processed within 48 hours.
- Your future Airbnb payouts are not affected.
Tip
Sending refunds through the Resolution Center provides the most predictable accounting because you know exactly when the payment occurred and which payment method was used.
Multi-Property Consideration
If you manage multiple properties with different payout bank accounts but only one payment method is available for Resolution Center transactions, the refund may be charged to a different account than the one that originally received the reservation payout.
Note
Airbnb does not currently provide a way to automatically match Resolution Center refund charges with the payout account that received the original booking. Keep this in mind when reconciling finances across multiple properties.
Option 2: Automatic Deduction From Future Payouts
If you do not proactively send a refund through the Resolution Center, Airbnb generally handles the reimbursement automatically.
This commonly happens when:
- You reach an informal refund agreement with the guest.
- Airbnb mediates the case and approves a refund.
- A qualifying host cancellation occurs after check-in.
How It Works
- Airbnb refunds the guest.
- Airbnb becomes responsible for recovering that amount from you.
- The refunded amount is deducted from your future payouts.
What to Expect
The adjustment will appear in your Earnings dashboard.
If your next payout is not large enough to cover the refund:
- Airbnb continues deducting from future payouts.
- Multiple reservations may have reduced—or even $0—payouts until the balance is fully recovered.
While Airbnb is recovering a refund balance, you cannot change or remove your payout method until the outstanding adjustment has been fully settled.
Why This Matters
Automatic deductions require no action from you, but they are less predictable. If you are not regularly monitoring your Earnings dashboard, reduced future payouts can come as an unexpected surprise.
Choosing the Right Refund Method
Use the Resolution Center if you want:
- Full control over the refund amount
- Control over when the refund is sent
- Control over which payment method is charged
- Future payouts that remain unaffected
- Easier bookkeeping and reconciliation
Automatic payout deductions occur when:
- No proactive refund is sent
- Airbnb processes the refund after mediation
- Airbnb determines a refund should be issued
For hosts managing multiple properties, proactively sending refunds through the Resolution Center is generally the cleaner option because it helps keep each property's payout history organized and avoids unexpected deductions from future bookings.
Important Limitations & DeadlinesRefund Request Deadlines
- Refund or payment requests generally must be submitted within 60 days after checkout.
- Damage-related claims generally must be submitted within 14 days after checkout.
Reporting Issues to Airbnb
If Airbnb mediation is needed, issues generally must be reported within 72 hours of discovery to remain eligible under Airbnb's refund and rebooking policies.
Once a mediation request is opened, Airbnb typically provides only a short response window (approximately 1 hour) before proceeding.

Missing Airbnb's response deadline may affect the outcome of the case.
Resolution Center Payments Are Final
Once money has been sent through the Resolution Center:
- The payment cannot be cancelled.
- The transaction cannot be reversed.

Always verify the refund amount before submitting the payment.
What the Resolution Center Cannot Do
The Resolution Center cannot be used to modify reservation details such as:
- Number of nights
- Guest count
- Pet count
These changes must instead be completed through Airbnb's standard Change Reservation workflow.
Airbnb's policies and procedures may change over time. Always verify the latest guidance in the Resolution Center or Airbnb Help Center before advising a host on a specific case.
