Why Upsells Matter

Many Property Managers don’t offer upsells simply because they’re unsure where to start. The good news? You don’t need anything complicated.

Upsells:

  • Increase revenue without raising nightly rates

  • Improve guest satisfaction

  • Can be fully automated using NIA

  • Require minimal ongoing management once set up

Let’s start with the easiest and most effective ones.


The 4 Must-Have Upsells

These already exist as templates inside Jurny and are the fastest to launch.

1. Early Check-In

Guests love flexibility, and offering early check-in can improve satisfaction while generating extra revenue.

How to Set It Up:

  1. Go to Upsells in your Jurny dashboard.

  2. Click Create Upsell.

  3. Select the Early Check-In template.

  4. Set:

    • The early check-in time (example: 1:00 PM)

    • The price (flat fee recommended)

  5. Save and activate.

Trigger Recommendation:

  • 1–3 days before arrival

  • Condition: Unit must be available early


2. Late Check-Out

Extends guest comfort on departure day, creating a positive experience while adding revenue

How to Set It Up:

  1. Go to Upsells

  2. Click Create Upsell

  3. Select the Late Check-Out template

  4. Set:

    • Checkout extension time (example: 2:00 PM)

    • Price

  5. Save and activate.

Trigger Recommendation:

  • 24 hours before checkout

  • Condition: No same-day turnover conflict


3. Extend Your Stay

High revenue potential. One extra night = significant increase in booking value.

How to Set It Up:

  1. Go to Upsells

  2. Select Extend Stay template

  3. Set:

    • Price per additional night

    • Optional discount for 2+ nights

  4. Save and activate.

Trigger Recommendation:

  • 1–5 days before checkout

  • Condition: Future dates must be available

Tip: This performs very well for guests staying 3+ nights.


4. Property Insurance / Travel Insurance

Provides peace of mind to guests, reducing cancellations or disputes, while adding a low-effort revenue stream.

How to Set It Up:

  1. Go to Upsells

  2. Click Create New Upsell

  3. Name it: Travel & Property Protection

  4. Add description explaining benefits

  5. Set price (flat or percentage)

  6. Save and activate.

Trigger Recommendation:

  • Send immediately after booking

Trigger:

Enhances the first impression and saves guests a trip to the store, improving their overall experience.

Trigger:

  • Send 1–3 days before arrival

  • Works well for longer stays


7. Luggage Storage

Solves practical problems for guests arriving early or leaving late, enhancing convenience and guest satisfaction.

Trigger:

  • Send 1–2 days before arrival

  • Also send 1 day before checkout


8. Family Pack (Crib, Toys, High Chair)

Makes family stays easier and safer, reducing stress for parents while increasing booking value.

Trigger:

  • Only show if booking includes children

  • Send after booking confirmation

Tip: Keep pricing simple as a bundle.


9. Pet Pack

Provides comfort for traveling pets, increasing appeal to pet owners and encouraging bookings.

Trigger:

  • Only show if pets are included in reservation

  • Send pre-arrival


10.  Mid-Stay Cleaning Service

This is one of the easiest and most profitable service-based upsells.

Trigger:

  • Only show if stay is 3+ nights

  • Send after booking confirmation
