Jurny Suggested Upsells

Learn how to set up and optimize Upsells in Jurny to generate additional revenue from existing bookings. This guide covers how Upsells work with NIA, setup instructions, channel availability, pricing recommendations, and upsell ideas for short-term, mid-term, and long-term rentals.

Why Set Up Upsells?

Every time a guest books your property, they arrive with more needs than just a place to stay. They need to get there. They want to feel welcome. They may be traveling with a pet, a baby, or a partner they're trying to impress. Upsells let you meet those needs — and get paid for doing so.

Who handles every upsell conversation

NIA, 24/7

  • Revenue from bookings you already have. Upsells generate income from guests who have already committed to staying with you — no additional marketing spend required.

  • Guests are already asking for these things. Guests regularly message hosts to ask about early check-in, airport pickups, whether they can bring a pet, or what there is to do nearby. Upsells turn these conversations into revenue.

  • Better guest experience, better reviews. When guests get exactly what they need — a crib already in the room, a welcome hamper on arrival, a local experience booked for them — they leave better reviews and are more likely to return.

  • Zero operational complexity. You configure the upsell once. NIA detects when a guest shows interest and offers it automatically — no manual follow-up required.

  • Only pay when you earn. Jurny charges a 3% commission only on successful upsell transactions. No subscription fee, no upfront cost, no charge if a guest declines.

Revenue figures based on industry data from upsell programs across thousands of short-term rental operators globally.

How Upsells Work with NIA

NIA is Jurny's AI guest assistant. She handles all guest communication — answering questions, providing check-in details, resolving issues — and automatically offers upsells when the moment is right.

How NIA offers upsells:

  1. Guest sends a message or expresses interest in a service
  2. NIA scans the message for keywords, sentiment, and intent signals
  3. If an upsell matches the guest's need, NIA offers it naturally within the conversation
  4. Guest accepts and pays directly through the platform
  5. You receive the revenue, minus the 3% Jurny commission

Example: A guest messages: "We're arriving at 11am — is early check-in possible?" NIA detects the keyword "early" and checks if an Early Check-In upsell is active. If it is, she offers it seamlessly within her reply.

Short-Term Rental Upsells

For nightly and weekly stay properties.

Short-term rentals attract a wide variety of guests — families, couples, remote workers, adventure travellers, special occasion trips. The upsells below are designed to match the most common needs and highest-converting opportunities for this guest type.

Tip: Start with 3–5 upsells that match your typical guest profile. If most of your guests are couples or honeymooners, lead with welcome hampers, champagne arrivals, and photographer sessions. If you attract families, pet packages and baby equipment rentals will convert well. If your property is in a scenic or outdoor location, focus on experience packages, bike or kayak rentals, and local tours.

Mid-Term Rental Upsells

For stays of 30–90 days.

Mid-term rental guests — digital nomads, relocated professionals, extended family stays — have different needs than short-stay guests. They are setting up a temporary home, not just passing through. The right upsells focus on comfort, productivity, and convenience over an extended period.

Tip: Recurring upsells are particularly powerful for MTR. Upsells like weekly grocery delivery, bi-weekly cleaning, and monthly parking can be configured as recurring charges. A single upsell sale that repeats four times over a 30-day stay is worth four times the revenue of a one-time purchase.

Long-Term Rental Upsells

For stays of 90 days or more.

Long-term tenants are more like residents than guests. They are making your property their home for months. The right upsells for this segment focus on setup, comfort, and ongoing services that make the property feel like theirs.

Tip: Move-in upsells have the highest conversion rate for LTR. Offer the furniture upgrade, essentials kit, and orientation tour at booking confirmation — before the guest has arrived and settled. Guests in the planning phase of a long-term move are highly motivated to make the transition smooth, and these upsells address exactly that need.

Pricing Your Upsells

Pricing upsells correctly is the difference between high conversion and no conversion. Price too high and guests decline. Price too low and you leave money on the table.

The general rule: Price the upsell at what a guest would reasonably pay if they arranged it themselves, then offer a small convenience discount to make it a no-brainer. You're saving them the research, the coordination, and the uncertainty — that convenience premium is real, and guests will pay for it.

More Ideas to Explore

Every property and every guest base is different. Once you're comfortable with your first few upsells, consider expanding with these:

  • Seasonal upsells — holiday hampers, Christmas tree delivery, New Year's champagne, ski equipment rental, summer pool heating
  • Local business partnerships — arrange a commission split with nearby restaurants, escape rooms, surf schools, or spa studios
  • Pet-premium packages — for pet-friendly properties, offer a premium pet welcome pack, dog-walking service, or local vet referrals
  • Workcation bundles — workspace setup + high-speed internet upgrade + coffee delivery, as a combined package for remote workers
  • Milestone packages — engagement, babymoon, retirement celebration — curated package with champagne, flowers, and a photographer
  • Eco-friendly upsells — carbon offset add-on, locally sourced welcome hamper, electric bike rental, guided nature walk

Remember: NIA handles the conversation. You only need to create the upsell once — set the name, price, and trigger conditions — and NIA does the rest.
