How to Adjust Your Airbnb Pricing After the New Host-Only Service Fee Change

Airbnb has moved to a host-only fee model for PMS-connected accounts like Jurny. This guide shows you how to adjust your pricing to maintain your payout and update it easily within Jurny.

What’s Changed on Airbnb

As of October 27th, 2025, Airbnb made two major changes that affect hosts using a Property Management System (PMS) like Jurny:

  • Airbnb has phased out the “split-fee” model.

Previously:

    • Host paid ~3%

    • Guest paid 14–16%

Now:

    • Hosts pay a 15.5% host-only service fee

  • Guests now only see the total price upfront.
    The breakdown of fees (host vs. guest) is no longer visible in search results—only the total nightly rate (excluding taxes) is shown.

Note: These changes apply automatically to hosts connected via PMS platforms like Jurny. No manual switch is required.


Why This Impacts Your Pricing Strategy

Since the service fee is now fully charged to the host, your payout could shrink unless you adjust your pricing.

If you don’t adjust your prices, the 15.5% service fee will reduce your Airbnb payout. For example:

  • You list a room at $100

  • Airbnb deducts 15.5% = $15.50

  • You earn $84.50 instead of your expected $100

The solution? Apply an Airbnb-specific markup in Jurny—just once—and your updated prices will sync automatically.


How to Keep Your Airbnb Payout the Same

To offset the new 15.5% fee and maintain your original earnings, you’ll need to raise your prices by approximately 19% or higher.

When you set an Airbnb-specific markup in Jurny, here’s what happens:

  • Your base nightly rate is automatically increased by 19%

  • This updated pricing is only sent to Airbnb—other channels like Vrbo or your direct site remain unchanged

  • Airbnb applies their 15.5% host fee after this markup

  • You receive your target payout as if nothing changed

The Airbnb markup applies to your nightly rent amount only. This markup helps increase the rent so that, after Airbnb deducts the 15.5% host fee, your payout stays consistent with what you were earning before the fee change.


Why 18.35% Instead of 15%

Airbnb takes 15.5% of the total subtotal—including your nightly rate, cleaning fees, and extra guest charges.

If you simply raise your price by 15%, Airbnb still takes 15.5% of the new total, meaning you’ll end up earning less than before.

Let’s walk through it with simple math.

  • You want to earn $100 after commission

  • Airbnb keeps 15.5%

  • So, you receive 84.5% of your price, or P × 0.845

To figure out what you need to charge:

P × 0.845 = 100

To solve for P:
P = 100 ÷ 0.845
P = 118.3432

Result: To earn $100, you need to charge about $118.35


How to calculate the % increase:

% Increase = [(New Price - Old Price) / Old Price] × 100
= [(118.35 - 100) / 100] × 100
= 18.35%

 

So yes — if you’re managing listings through Jurny, you need to markup about 18.35% to maintain your earnings. However, the system only allows whole numbers as markup so it's widely recommended to round up and add 19%.


How to Set the Airbnb Markup in Jurny

Here’s how to apply the change:

  1. Log in to your Jurny dashboard

  2. Go to Listings

  3. Select the listing you want to update

  4. Click the Distribution tab

  5. Under the Airbnb section, look for the Markup field

  6. Enter your desired markup

    • We recommend 19% as this keeps your payout very close to what you earned under the previous split-fee model.

  7. Click Save

 

Jurny will sync your updated pricing to Airbnb automatically. ✅

Note: If you manage multiple listings, be sure to repeat the process for each one.


FAQs

Q: Why is the markup higher than 15.5%?
The 19% markup compensates for rounding, and ensures a buffer so your earnings don’t drop below target.

A 15.5% markup doesn’t fully offset a 15.5% fee. Due to compounding, atleast 18.35% is required to net the same payout.

Q: Do I need to adjust each fee manually?
No, if you're using Jurny’s markup feature. The markup applies to the nightly rate amount at checkout.

Q: What happens if I don’t update my pricing?
Your payout per booking will decrease by approximately 12–15%, depending on your original rate.

Q: Do I need to do anything in Airbnb directly?
No. Once you update your pricing in Jurny, it will sync automatically to Airbnb.
